For anyone in the real estate industry the word “virtual” has become a familiar term. VOW’s, or Virtual Office Websites, were in the headlines for a couple of years while the National Association of REALTORS® dueled with the Department of Justice over the REALTORS® treatment of VOW’s.
Personally I’m a fan of VOW’s as I love new and innovative approaches to business…I guess I’m a paradigm shift junkie. Well, talk about a paradigm shift, how about this: Virtual home staging!
With an abundance of vacant homes on the market, virtual staging couldn’t have come at a better time. An Atlanta REALTOR® and professional home stager, Krisztina Bell took her substantial experience from staging hundreds of vacant homes and went “virtual,” and became a leader in what has quickly grown to be a national trend in a tough real estate market. Krisztina and her husband Jay founded Virtually Staging Properties(SM) .
Krisztina’s company uses its patent-pending process to transform vacant listing photos into professionally-designed interiors using a proprietary library of attractive furnishings, accessories and artwork. The resulting images are almost indistinguishable from traditionally decorated rooms, with a realism and authenticity that makes it hard to believe it is virtual.
“With 87 percent of buyers using the Internet to search for their next home, vacant homes are at a distinct disadvantage.” says Jay Bell. “Nearly all are uninspiring, with each one looking just like the next one, and the next one after tha. A vacant property needs to stand out for some reason other than having the lowest price,” he explains.
Prices for the virtual staging service run from $225 to $325.
